01.
Prior consultation

After presenting your requests and budget, we will conduct a site survey and confirm the relevant laws and regulations before making a proposal based on simple drawings and models. Please confirm the direction based on the proposal and consider requesting design supervision from us.
(If a contract cannot be reached, please return drawings, models, etc.)
02.
basic design
We will sign a design supervision contract and proceed with formal design consideration. Based on your requests, we will hold meetings until you are satisfied with the plan and decide on a basic plan.
03.
final design
After deciding on the basic plan, we will create the necessary drawings for construction. We also check finishing materials, equipment, furniture, etc. at this stage. After the construction drawings are completed, we will prepare and submit the building certification application documents on behalf of the building owner. After consulting with the building owner, we will request a quote from a reliable construction company. (Usually 2 to 3 companies) We will evaluate the estimates and provide advice on selecting a construction company. After that, we will make detailed adjustments to the construction costs.

04.
Construction supervision
After construction begins, we will inspect and confirm that the work is being carried out according to the drawings. We will discuss with the construction company on site and confirm the details. After completion (sometimes it is done in the middle), we will witness an inspection by a confirmation inspection agency. We will conduct inspections and corrections for the building owner and supervisor.

05.
After-sales follow-up
One year after delivery, the builder and I will conduct a one-year inspection to confirm that there are no defects. We also provide after-sales follow-up consultations on a case-by-case basis.

How long does it take from design request to completion?For newly built houses, it takes approximately one to one and a half years. We take great care in designing each item carefully. There is a possibility that you may have to wait depending on your schedule, so it would be helpful if you could contact us well in advance.

Is it possible to have consultations or meetings on Saturdays, Sundays, holidays, or at night?Yes, it is possible. The meeting location can also be adjusted on a case-by-case basis.

At what stage do costs arise?Consultations only are free of charge. We also conduct on-site inspections of the premises free of charge (separate travel expenses may be charged in the case of remote areas). If you would like to propose a plan, we will propose the first plan after hearing your requests. At that time, we will charge a proposal fee of 50,000 yen. After that, if a design supervision contract is concluded, this cost will be applied to the design supervision fee.

Is it possible in remote areas?Yes, we accept it.However, please note that in addition to the design fee, you may be required to pay transportation costs and accommodation costs if you are outside the day-trip area.

How do you select construction companies?We assess the scale and difficulty of the building, select potential construction companies that are accustomed to the detailed work of design offices, and then request estimates from two or three construction companies. We will comprehensively judge the price, suitability, etc. from among them, and select one company after consulting with the owner. Additionally, if the owner wishes, it is possible to add a designated construction company to the estimate, or to specify one company from the beginning. As we are a professional design office, we do not have any construction companies that have a special interest in our work. We select construction companies from a completely neutral standpoint.

What does "construction supervision" involve?My job is to check whether the construction work is being carried out according to the blueprints at the site. Because we are a design office with no conflicts of interest with construction companies, we carry out strict quality control from the perspective of the building owner. In addition, by consistently performing design and supervision, it is possible to accurately convey the design intent to the site.

How much does the design and supervision fee cost?As for the calculation method of design and supervision fees in the case of new construction, we prepare an estimate each time using the calculation method specified by the Ministry of Land, Infrastructure, Transport and Tourism. Generally, for newly built houses, the standard is approximately 10-14% of the construction cost. This will vary depending on your request and the difficulty of the site/building, so we will consult with you each time to make a decision. (For newly built homes, the fee starts from 2,500,000 yen regardless of size.) For remodeling and renovation, the design and supervision fee is calculated by multiplying the construction cost by a rate corresponding to the construction cost. The rate is approximately 14-17%, but it varies depending on the situation, so please contact us.
